What are your office hours?

Who do I contact about leasing one of your rental properties?

What do I need to provide at an open for inspection?

The attending agent will ask you to provide your name and contact number. No documentation is required at the time of inspection.

Do I need to inspect a property before I can apply?

The property must be inspected either by you or a person nominated for you on your behalf. An application submitted prior to inspection will not be reviewed until after the property has been viewed.

How does the application process work?

After the property inspection, you will receive a link with the application form via text message. The application link can also be found on our website https://cityresidentialproperty.com.au/rent/ under the property listing. Once submitted, the application will be reviewed and you will be notified.

How do I pay the deposit after being successfully approved for a rental property?

You will receive an email with the payment instructions to pay online or by phone. A deposit of one weeks rent is required.

How do I pay my bond?

You will receive a notification from Rental Bonds Online to prompt you for bond payment. Bond payable is equivalent to 4 weeks rent.

How do I pay my rent?

Via DEFT or Bpay. These details can be found within your lease agreement.

Can I collect my keys before the start of my lease?

No – the keys may not be collected prior to the lease start date.

Will I recieve building moving in and out procedures?

If your building has a moving process you will receive these via email after paying your deposit.

How do I connect my utilities and services?

Once you have signed your lease, you will recieve a notification from “Your Porter” to assist you to connect all utilities.

Do I need contents insurance?

We highly recommend that all tenants hold contents insurance policies. Any damage or loss to tenants furniture or belongings is not covered by the owner of the property.

Do I pay for water usage?

If there is a separate water meter at the premises then you are required to pay excess water usage charges. This will be invoiced to you quarterly and a copy of the water bill will be supplied to you.

How do I know what date my rent is next due?

Visit your Property Me Portal to view your payment history and next due date.

How do I gain tenant access to the Property Me portal?

You will recieve a link to set up an account on the Property Me Portal once you have signed your lease. Can I have a pet at the property I rent?

If you have not moved in yet, you must make this request on your tenancy application form. If you have already moved into the property, you must email your property manager the request. Your request will be subject to owner and if applicable strata management approval.

How do I report repairs and maintenance?

All requests must be emailed to pm@crpsurryhills.com.au. Ensure you provide your address and a detailed description of the issue along with photos and/or videos.

What is an emergency repair?

An emergency repair is required when the issue could seriously damage the property or the tenant. You should always try to phone or email our agency in the first instance. The emergency repair number is 0409 079 262.
Urgent repairs include:
– Burst water service or a serious water service leak
– Blocked or broken toilet (in the case a second toilet is not available)
– Serious roof leak
– Gas leak
– Flooding or serious flood damage
– Serious storm or fire damage
– Failure or breakdown of the gas, electricity or water supply to the property (check online for outages in the area first)
– Failure or breakdown of hot water service
– Failure or breakdown of the stove or oven (if no alternative cooking option is available)
(Please be advised that if you contact services for an emergency repair and it DOES NOT categorise as an emergency, you may get charged a fee)

How often are routine inspections conducted?

The first routine inspection will be undertaken 3 months after the tenancy starts and every 6-12 months thereafter. A seven day notice of access will be issued. If you are unable to provide access we will use our management set of keys to enter the property.

Do I need to provide access for fire inspections?

Yes. Fire safety inspections are a legal requirement. Tenants will be provided with a minimum of 7 days notice of the inspection. Failure to provide access could result in additional call out fees.

What do I do if I lock myself out or have lost my keys?

If we have a management set available, you may collect these from our office providing that you can return them on the same day. Our office opening hours are Monday to Friday 9:00am to 5:00pm. If you require access out of hours you must contact a locksmith at your expense. We can recommend Bells locksmith – 9357 2333 or 0415 967 038.

Can I install hooks on the walls?

This request should be sent to us via email with the amount of hooks and location requested.

Why do I keep receiving rent reminders?

If your rent is overdue, you will receive a reminder via text message and email. Rent payments may take up to 48 hours to clear. It is advised to pay rent 2-3 days prior to the due date.

Do I need I need to update my contact details?

Yes. It is critical that you provide us with up to date contact details.

I have a flatmate moving out, how do we change the names in which the lease is held?

You must contact our office to change the name of a tenant on your lease. You will be asked to put this into writing and send via email. Next, the new tenant will be asked to complete an application which must first be approved before they can move in. Once approved, documents will be arranged to have the bond changed.

What happens when my lease expires?

Prior to your lease expiry date, you will receive contact from the Property Manager regarding the owners instructions for renewal.

I want to vacate my property, what do I do?

How soon after I vacate will my bond be released?

Most commonly, bonds are refunded within 7 days of vacating.

How do I get a tenancy reference from City Residential Property?

We are unable to provide individual verbal/written rental references. All references will be provided upon request from prospective managing agents/landlords.
